Data protection – we have added a new Data (Access & Use) Act 2025 lesson to the course in line with legislative updates.
To access this lesson – please complete and then retake the course. All previous content will remain.
The Housing Health and Safety Rating System (HHSRS) lesson has been fully reviewed and updated.
The lesson now reflects the June 2026 HHSRS guidance, including the revised 21 hazard categories, updated terminology and practical guidance on identifying hazards during property inspections. The content has also been restructured to improve learner understanding and better reflect current industry practice.
The Anti-Money Laundering (AML) course has been updated to reflect the 30 June 2026 changes to the Money Laundering Regulations.
The lesson now explains that the threshold for letting agency businesses requiring HMRC AML supervision has changed from €10,000 per calendar month to £10,000 per calendar month for qualifying lettings. The content has also been updated to explain the practical impact of this change and when AML supervision is required.
The Government published updated Housing Health and Safety Rating System (HHSRS) guidance in June 2026.
The revised guidance replaces the previous 29 hazards with 21 broader hazard categories, updates terminology and modernises the approach to assessing housing hazards while retaining the existing risk-based assessment principles used by local authorities.
Although the underlying legislation has not changed, the updated guidance reflects modern housing standards and provides a clearer framework for identifying hazards that may affect the health and safety of occupiers.
The old courses are also no longer part of the modules on the platform as they have been replaced by the new courses including the new legislation.
ALL exams will now be sat using the new legislation.
Any lessons that have been updated under the new legislation should be studied. All course quizzes have also been updated with questions on the new legislation.
You will NOT LOSE any learning of lessons in courses that remain unchanged.
Anyone doing resits can contact us for advice.
From 30 June 2026, the threshold at which letting agency businesses must register with HMRC for Anti-Money Laundering (AML) supervision changed from €10,000 to £10,000 per calendar month for qualifying lettings.
This change replaces the previous euro-denominated threshold with a sterling threshold, providing greater consistency across UK legislation. As a result, some higher-value tenancies that were previously within the scope of the AML Regulations may now fall outside the registration threshold due to the higher sterling equivalent.
6 weeks into the Renters Rights Act and we are seeing a lot of practical questions in relation to tenant changeovers, deposits, Landlords returning to property and what happens if the business is in a LTD ownership. There is no doubt that there will be more questions than answers until we see case law agreed in the courts.
Another change pending and where we have updated all Able Agent content is the MEES – Energy efficiency standards and pending changes and the DMCC Act. All of which has been updated in the platform.
We regularly update our content and whilst you wont be examined on law that is “coming soon” our ebooks will always keep you ahead of the changes.
Renters’ Rights Act and Digital Markets, Competition and Consumers (DMCC) Act 2024 content is now up to date throughout the platform.

Renters’ Rights Act goes Live on the 1st May introducing new rules around tenancy agreements and discrimination.
eBOOK – Discrimination in lettings Wales now live in line with updates to guidance in Wales relating to discrimination when negotiating a let.
The DMCC Act replaces the Consumer Protection Regulations. The DMCC Act material information principles remain the same as the CPRs.
