The content has also been updated to explain the practical impact of this change and when AML supervision is required.

Updated Able Agent content May 26

Renters’ Rights Act and Digital Markets, Competition and Consumers (DMCC) Act 2024 content is now up to date throughout the platform.

Digital Markets, Competition and Consumers Act 2024 (DMCC Act)

This legislation replaced the CPRs in April 2025

Training materials and exam questions will refer to the DMCC Act (formerly the CPRs), recognising that while the DMCC Act replaces and builds on the CPRs, many of the core principles remain relevant in practice.

In addition, a new enhanced learning course, Consumer Regulations, Material Information and DMCC Act, is now available to support your understanding of these updates.

Renters’ Rights Act

Any ebooks or video lessons referring to AST or Section 21 etc have been updated to reflect the new Renters’ Rights Act legislation changes. New content has been added in line with the new legislation.

Legislation Updates - 28/07/2026

28/07/2026 Legislation Update – Housing Health and Safety Rating System (HHSRS)

The Government published updated Housing Health and Safety Rating System (HHSRS) guidance in June 2026.

The revised guidance replaces the previous 29 hazards with 21 broader hazard categories, updates terminology and modernises the approach to assessing housing hazards while retaining the existing risk-based assessment principles used by local authorities.

Although the underlying legislation has not changed, the updated guidance reflects modern housing standards and provides a clearer framework for identifying hazards that may affect the health and safety of occupiers.

30/06/2026 Legislation Update – Anti-Money Laundering (AML) Threshold

From 30 June 2026, the threshold at which letting agency businesses must register with HMRC for Anti-Money Laundering (AML) supervision changed from €10,000 to £10,000 per calendar month for qualifying lettings.

This change replaces the previous euro-denominated threshold with a sterling threshold, providing greater consistency across UK legislation. As a result, some higher-value tenancies that were previously within the scope of the AML Regulations may now fall outside the registration threshold due to the higher sterling equivalent.

24/06/2026

6 weeks into the Renters Rights Act and we are seeing a lot of practical questions in relation to tenant changeovers, deposits, Landlords returning to property and what happens if the business is in a LTD ownership. There is no doubt that there will be more questions than answers until we see case law agreed in the courts.

Another change pending and where we have updated all Able Agent content is the MEES – Energy efficiency standards and pending changes and the DMCC Act. All of which has been updated in the platform.

We regularly update our content and whilst you wont be examined on law that is “coming soon” our ebooks will always keep you ahead of the changes.

01/05/2026 Renters’ Rights Act

Renters’ Rights Act goes Live on the 1st May introducing new rules around tenancy agreements and discrimination.

30/4/2025 Digital Markets, Competition and Consumers (DMCC) Act 2024

The DMCC Act replaces the Consumer Protection Regulations. The DMCC Act material information principles remain the same as the CPRs.
