The National Trading standards estate and lettings agency team has withdrawn its previous guidance around material information and the Consumer Protection Regulations now sit alongside the Digital Markets, Competition and Consumers Act 2024 as of 2025. These laws ensure that there is a key obligation for all estate and lettings agents to disclose what is called Material Information. Material information is defined in the DMCC ACT (formerly CPRs) as “information which the average consumer needs, according to the context, to make an informed transactional decision”.

Please note that if you are studying for your CePAP or CeLAP qualification and sitting before the 1st June - all reference will be made to the Consumer Protection Regulations. After then the reference will be be to (DMCC) Digital Markets, Competition and Consumers (DMCC) Act 2024 (formerly the Consumer Protection Regulations). You will see both laws to ensure you are fully prepared for your exam. The principles remain the same.
