This course aligns to Property Law England.

When preparing and carrying out a market appraisal, there are many legal obligations that you need to understand to be able to offer professional advice to any Landlord or Vendor and act in their best interests.

This module will help you develop your knowledge and understanding of the specific areas of legislation and legal terminology, which are commonly applied in the course of providing a market appraisal and the listing of a residential property. This includes the factors that affect the market value of the property and the implications of non-conformance to the law in both the sales and rental markets.

The more professional and knowledgeable you are, the more confident you will be in your service and fee levels.

This course works as a follow-up to the core Able Agent modules but can also be studied as a stand-alone course as long as there is already a reasonable level of general legal knowledge.

What You Will Learn.

    • Understand the general laws, regulations and codes of practice which apply to the sales and rental property sector
  • Understand the general laws, regulations and codes of practice, which apply to residential properties and the listing of properties for sale or to rent, such as the Estate Agents Act 1979 and Consumer Protection from Unfair Trading Regulations 2008, Homes (Fitness for Human Habitation) Act 2018
  • Understand the main factors that affect property value including  tenure
  • Understand the importance of ensuring that all appraisal documentation is created and used in line with legislation, guidelines and codes of practice relevant to the sale/rent of properties, particularly accurate, compliant property details
  • Know how to measure and evaluate a residential property
  • Understand the statutory legislation and codes of practice for information and advertising of properties
  • Understand the key elements of a contract between a property owner and the agency
  • Know the statutory regulations for property development, conservation areas and listed buildings
  • Understand common warranty and certification of new homes
  • Understand the importance of statutory safety regulations and their relevance to sellers, landlords and agencies
